Construction Management

Our philosophy of Construction Management is simply to provide up-front planning to yield long-term value. We call it Value-on-investment.

This process starts with the following phases:


Preplanning Phase
  • Identify project goals
  • Assist in selection of professionals
  • Establish operational relationships between primary professionals.
  • Establish Construction Management Team
  • Establish project organization chart


Decision Phase
  • Establish lines of communications
  • Construction cost input on feasibility studies
  • Establish project criteria
  • Analyze alternate construction methods based on cost and schedule
  • Develop overall project schedule


Design Phase
  • Contribute to preliminary design

  • Work closely with the architect and engineer

  • Maintain control to insure on time delivery within budget

  • Provide preliminary estimates

  • Develop work flow schedule to accommodate design/construction overlap

  • Assist design team in preparing bid packages for earliest release

  • Develop cash flow schedule


Bidding Phase
  • Contribute local construction knowledge

  • Pre-qualify bidders

  • Review and compare bids

  • Recommend vendor selection

  • Assist in preparation of contract documents

  • Secure required building permits


Construction Phase
  • Form on site construction team

  • Establish lines of communication between Owner, Architect/Engineer, Construction manager with subcontractors and suppliers

  • Facilitate on-site communication

  • Familiarize all concerned with schedule requirements, correspondence, shop drawings, quality control tests, job safety, site security and payment

  • Insure that needed materials will be available

  • Maintain a full-time representative on site

  • Compare results with time/cost projections

  • Inspect work quality, continually

  • Ongoing update of construction schedule

  • Establish appropriate safety programs
